A roof replacement is an opportunity to look ahead as well as deal with what is already there. For this completed 2024 project at 34 Natal, Paarden Island, SBS Waterproofing delivered a turnkey replacement of 780 m² of existing Big Six asbestos roof covering. The scope brought removal, disposal, ceiling-space decontamination and installation of the new roof covering into one coordinated project.

From the old covering to a fresh start

The first part of the work was the removal and disposal of the asbestos roofing. The removal and disposal were completed in accordance with the applicable asbestos abatement regulations. Asbestos clearance and certification also formed part of the process. The ceiling space was also decontaminated as part of the replacement scope, before the project moved through to the new roof covering.

The work below the roof formed part of the same brief as the new covering. Bringing these stages together kept the focus on the full replacement scope, from the existing material through to the finished installation. The photographs record the transition, with sections of the original covering removed and the roof structure exposed as replacement work progressed.

A new Springlok 700 covering

The new roof was fitted using Springlok 700 concealed-fix sheeting in Colorbond Ultra AZ200. This specification was selected for the site’s corrosive environment: an industrial area within 500 metres of the coastline. The concealed-fix profile gives the roof its continuous, clean-lined appearance, with the sheet fixings held beneath the profile. The selected material and profile brought a visibly different roofline to the building.

As the new sheets went into place, the change from the original corrugated covering became clear. The installation photographs show the new dark sheeting extending across the roof, followed by views of the completed covering. The contrast between the open roof structure and the finished roof gives a clear view of how far the project progressed.

Looking ahead to planned solar

The replacement was undertaken in preparation for a planned solar installation. This case study records the completed roofing scope, with the solar installation still planned as the next phase. For the client, the result was a new roof covering and completion of the asbestos removal, disposal and ceiling-space decontamination scope within a single turnkey project.
